Indigo Run Fees at a Glance

Indigo Run HOA fees run from $2,416 to $4,414 a year as of 2026, depending on which of the five neighborhoods you buy in, which is roughly $201 to $368 a month. That spread is the first thing to understand about this community: there is no single Indigo Run fee. Golden Bear, The Golf Club at Indigo Run, The River Club, Broad Pointe and Berwick Green each carry their own assessment, and the transfer fee at closing is calculated differently from one to the next. The higher figures belong to the neighborhoods with amenities of their own. The River Club has a private pool and racquet courts, and Broad Pointe has its own pool and a pedestrian dock on Broad Creek.

What the Indigo Run POA Fee Covers

Indigo Run's association does not publish a line-by-line breakdown of what the assessment funds, so rather than guess at it, here is what the community maintains. Confirming exactly what sits inside the fee for your neighborhood is on the verification list below.

• Security. Five staffed gates, 23 miles of roads and 11 miles of perimeter fencing, monitored around the clock by a team of 10 armed and professionally trained officers.

• Sunningdale Park. The central recreation hub: a resort-style pool, snack bar, eight pickleball courts and six Har-Tru tennis courts, two of them lighted, plus a 2,300-square-foot fitness center with Technogym equipment, saunas and a heated lap pool.

• Indigo Hall. The community's indoor and outdoor event venue, with a 2,200-square-foot banquet hall and a 3,500-square-foot covered pavilion with a stone fireplace.

• Roads, lagoons and grounds. Across 1,780 acres, 46 lagoons and the tree-lined roads and trails that connect the five neighborhoods.

• Neighborhood amenities. The River Club has its own private pool and racquet courts, and Broad Pointe its own pool and pedestrian dock. Those belong to the neighborhood rather than the wider community, which is a large part of why assessments differ from one neighborhood to the next.

What Costs Extra in Indigo Run

• Golf. Two Jack Nicklaus courses sit inside the gates: The Golf Club at Indigo Run, a private club and the first course Nicklaus co-designed with his son Jack Nicklaus II, and the semi-private Golden Bear Golf Club. Neither is included in your assessment. The Golf Club has its own membership with its own pricing, and Golden Bear is played on a pay-as-you-go basis.

• Club dining and fitness at The Golf Club. The clubhouse grill, the club's fitness center and its heated lap pool belong to the club, not the community.

• Villa regime fees. Indigo Run has villas as well as single-family and custom estate homes. Buy a villa and you pay a regime fee to your regime on top of the neighborhood assessment, and it is often the larger of the two.

• Lessons and leagues. Tennis and pickleball instruction and league play at Sunningdale Park are priced separately.

One-Time Fees When You Buy in Indigo Run

Indigo Run's transfer fee is unusual. It is a multiple of the annual assessment rather than a percentage of the price, and the multiple depends on the neighborhood.

• Golden Bear and The Golf Club: two times the annual assessment, plus a $250 administrative fee. On the 2026 figures that is $4,832 plus $250 at Golden Bear and $5,232 plus $250 at The Golf Club.

• The River Club: three times the annual assessment, plus a $375 administrative fee. On the 2026 figure that is $13,242 plus $375.

• Broad Pointe: confirm directly. Current listings show no Indigo Run transfer or administrative fee for Broad Pointe. Treat that as something to verify, not something to assume.

• Berwick Green: not confirmed. Ask for the current assessment and transfer terms before you rely on any figure.

• The Town of Hilton Head Island transfer fee: 0.25% of the sale price. A municipal charge on every island purchase. On a $1.2M home that is $3,000.

Because the transfer fee keys off the assessment rather than the price, it is the same whether you buy a $700K villa or a $2M estate in the same neighborhood, and it rises whenever the assessment does.

Can Indigo Run Fees Change?

Each neighborhood's assessment is set annually through the association's budget. Because the transfer fee is a multiple of the assessment, an increase in the annual figure raises the closing cost for the next buyer at the same time. Ask for the last three years of assessments for the specific neighborhood and whether any capital project is planned. Sunningdale Park and the security infrastructure are the big-ticket items.

What to Verify Before You Buy in Indigo Run

Before you write an offer, here is what I would want confirmed in writing:

• The current assessment for the specific neighborhood, and whether it is billed as one figure or as a community assessment plus a neighborhood assessment

• Berwick Green's current assessment and transfer terms, which are not confirmed above

• The transfer and administrative fees that will actually appear on your closing statement, particularly at Broad Pointe

• If you are buying a villa: the regime fee, what it covers, and any charge the regime makes at transfer

• What the assessment covers, and specifically whether any lawn or landscape maintenance is included

• Whether any special assessment has been levied recently or is under discussion

• Current membership pricing at The Golf Club at Indigo Run, if golf matters to you

• The minimum lease term. Indigo Run does not permit short-term rentals, so confirm the rules if renting is any part of your plan
