Sun City Hilton Head HOA fees are $2,820 a year as of 2026, billed at $705 a quarter by the Sun City Hilton Head Community Association, which works out to $235 a month. That is the base assessment for every home. On top of it, each neighborhood inside Sun City carries its own quarterly neighborhood assessment, and that is where two homes in the same community can end up with very different annual bills. For the largest active adult community in South Carolina, with more than 9,000 homes across 5,700 acres, the base figure buys a great deal of infrastructure.

Unlike most communities in the Lowcountry, Sun City publishes what the assessment includes. As of 2026 the base assessment covers:
Two Activity Cards per household. These are your keys to the amenities. Additional cards cost extra.
Security. 24-hour gated entry at seven entrances and a roaming patrol across the community.
The amenity buildings. Maintenance and insurance on 30 common-area buildings totaling more than 220,000 square feet, including two indoor pools, three fitness centers, a performing arts center, a crafts center and a woodshop.
Outdoor recreation. Two outdoor pools, hot spas, tennis, pickleball and bocce courts, the sports park and the nature trails.
Roads and administration. Roadway maintenance, the administration buildings and the association's staff.
Lawn care, where applicable. The Association's own wording is 'where applicable', which means some sections and not others. Confirm it for the specific home.
Golf. Three courses: Okatie Creek, Hidden Cypress and Argent Lakes. Play is not included in the assessment. Residents buy optional annual golf plans, which in 2026 range from $347 for a nine-hole single plan to $4,638 for a premium couple plan, or pay as they play.
Specialty fitness and lifestyle classes. Run through Lifestyle Services at their own rates, from $9 for a single class to $100 for a monthly unlimited pass.
Additional Activity Cards. $1,000 if purchased before July 1, $500 on or after July 1.
Clubs, concerts and shows. Some of the community's 150-plus chartered clubs charge nominal annual dues, and ticketed events are paid separately.
Boat and RV storage. Long-term storage runs $300 to $550 depending on the length of the vehicle, with a $100 deposit.
Renter registration. $500 at each lease renewal if you rent the home out.
Sun City is in Bluffton, so the Town of Hilton Head Island's transfer fee does not apply. The Community Association charges three fees of its own on a resale:
The new member fee: two thirds of one percent of the sale price. On a $500,000 home that is about $3,333.
The community enhancement fee: $3,500, flat.
The administrative transfer fee: $300.
Together, a $500,000 resale carries roughly $7,133 in association charges at closing. Because the new member fee is a percentage, the total climbs with the price.
The Association reviews its budget every year and can raise the assessment as needed; the 2026 fee schedule says so itself. The community is also still growing, with the current expansion taking it past 10,000 homes and a new 42,150-square-foot clubhouse complex on the way. Amenity expansion on that scale is the kind of thing that moves an assessment, so ask how the new clubhouse is being funded and whether any special assessment is attached to it.
