A Breakdown of HOA Fees: Sun City, Hilton Head, SC
These numbers have been published by the Sun City Hilton Head Community Association for 2026. Keep in mind: the schedule of fees specifies that fee amounts can change as needed. However, here’s what you can reasonably expect to pay in 2026.
Point-of-Sale and Home Closing Fees
When you buy one of the Sun City Hilton Head homes for sale, you’re subject to one-time fees that go to the Community Association. These are generally due upon closing.
The Administrative Transfer Fee is $300. This covers the administrative costs involved with a home sale.
If you’re moving into a previous owner’s home in the community, two-thirds of one percent of your sale price will cover your New Member Fee. Resales also incur the Community Enhancement Fee, which is $3,500 and included in your closing costs.
Renters will pay the Renter Registration Fee upon each lease renewal, which is $500.
Quarterly Fees
The base Sun City Hilton Head HOA fees total to $2,820 annually. The Community Association bills $705 quarterly.

Your quarterly fees include the cost of two Activity Cards per household. Additional Activity Cards cost $1,000 if purchased before July 1 and $500 on or after July 1.

Golf is one of the biggest draws for prospective residents. There are three gorgeous ranges in Sun City Hilton Head: Okatie Creek, Hidden Cypress, and Argent Lakes. It’s effective to purchase a range pass with a specific plan to save on total costs.

The two premium plans include unlimited buckets. The rest of the plans only include a warm-up bucket.

Monthly Unlimited Pass: $100
15-Class Pass: $112.50

You can also pay for intensive training classes that run for 30 minutes each.
Residents can enjoy tennis lessons at all levels. Group lessons range from $22 to $28 per person, while more exclusive packages (like the Private Lessons Package) can cost up to $650. You may also purchase guest tennis passes.
Health and Wellness Services
Sun City also offers luxurious wellness services to help you rejuvenate after a long week. You can take advantage of massage and esthetician services at varying rates.

Sessions usually range from 30 to 90 minutes.

Boat and RV Facility
The boat and RV facility requires a $100 non-refundable deposit up front. Long-term rates range from $300 to $550, depending on length.
The short-term campsite rates are for residents and their guests. The rates are: $55 nightly, $300 weekly, and $900 monthly.
Lifestyle Services Room Rental
You can rent various rooms from Lifestyle Services for private events, like banquets and chartered club meetings. Outside of the Pavilion, each location bills a set amount for the first two hours, then has additional hourly rates.
You can also rent specific equipment, like podiums, easels, and tablecloths. Each incurs an additional charge.
To rent out the Pavilion, you pay $65 for the first four hours and $25 per hour after that. The flat-rate grill rental fee is $35 (you may not rent the grill without renting the Pavilion as well).
Home Modification Fees
For approved home modifications, you must first pay non-refundable application fees.
The home modification application fees are as follows:
Concrete Coating and Staining: $60
Concrete Enhancements (Patio Extensions, Driveway Extensions, etc.): $70
Courtyards and Seating Walls: $70
Room Additions and Screen Enclosures: $130
Pergolas and Gazebos: $125

If the modification is not complete within 120 days of approval, you must apply for (and pay additional fees for) extensions. Non-fee-based extensions are $45.
